Legal information
Version 1.1 · Effective 17 October 2026
Clavy's legal documents, the nature of its estimates, the sources its information comes from, what it holds about people and how to ask for a correction.
Documents
See who provides the service, on what terms, and how your data is handled: the legal notice, the terms of service, the privacy policy and the cookie policy. The trust center gathers them all.
Nature of the estimate
Clavy provides an estimación automatizada de valor de mercado con fines informativos (an automated market-value estimate for information purposes), always shown as a range. It is not a regulated appraisal under Royal Decree 775/1997 or Order ECO/805/2003, it is not issued by an approved appraisal company, and it may not be used for mortgage, insurance, judicial, fiscal or any other purpose that requires a regulated appraisal or a document with certificative value.
Non-warranty
Clavy does not verify and does not warrant occupancy, tenancy, the legal shape of title, protected-housing status or the planning legality of any property. Each of these is presented as a three-state flag that defaults to “not assessable”. Verify them with a lawyer, a notary and the Registro de la Propiedad before any transaction.
Sources and licences
Property facts are Clavy's own elaboration from information of the Dirección General del Catastro: a transformed, value-added result that carries no certificative value. Clavy never reproduces the source files or the responses of the Catastro's services as supplied, and offers no bulk download, export or interface to them. A source fact is shown as its source gives it, with its date; a value Clavy derives is labelled as Clavy's. Each source is used on its own terms:
- Catastro INSPIRE datasets (parcels, buildings and addresses): the Dirección General del Catastro INSPIRE licence (2016), which permits public and commercial use of the information once transformed into a different work. The DGC's INSPIRE metadata also declares these datasets EU high-value datasets under CC BY 4.0 (Regulation (EU) 2023/138); Clavy follows the conditions of the 2016 licence until the DGC confirms which text governs.
- Per-unit services of the Sede Electrónica del Catastro: non-protected descriptive unit facts only (floor, door, use, surface, participation share), reused under the DGC's standard licences, the INSPIRE licence (2016), whose first clauses also name web-service access, and the Sede's conditions of use, which apply the 2011 licence to every access, and always cited with the access date. Which of these texts governs the services is being confirmed; Clavy keeps to their conditions meanwhile.
- Catastro CAT bulk files, where used: the Dirección General del Catastro bulk-download licence (2011), cited with the access date and subject to its ten-year term, which restarts with each updated download.
- The names and hierarchy of Clavy's towns, zones and urbanisations: elaborated by Clavy from the Dirección General del Catastro, keeping the terms of the source each name came from.
- Instituto Geográfico Nacional PNOA aerial imagery and municipal boundary lines: CC BY 4.0 under the IGN licence for geographic data products and services, attributed with the IGN formula (“Obra derivada de … CC-BY 4.0 scne.es”) at the foot of every map or image that draws them.
- Market information: sale listings delivered by Scout, a service operated by the same company, Epic House SIA, as observed by Clavy since tracking began; asking prices, never sale prices, and a listing leaving the market is not a sale.
- New-build developments, on their own pages, the town pages and the 3D town views: names, towns, stages, home counts, kinds of home, bedrooms, amenities and the developers' "from" prices as Clavy observed them in the developers' own publications, never verified by Clavy; the developers' marketing images are shown as the developers' own pictures of their developments, captioned as such, from the company's own copy of the developers' publications, and withdrawn on a developer's request. Clavy sells no home and arranges no viewing.
- OpenStreetMap, for the trees, places and transit lines of the 3D town views and the transport pages: ODbL 1.0, © OpenStreetMap contributors, openstreetmap.org/copyright.
- Terrain of the 3D town views and the relief images of the area pages: Terrarium tiles (Mapzen, AWS Open Data) built from Copernicus EU-DEM, USGS SRTM and GMTED2010 and NOAA ETOPO1 data, each credited with its own line; the terrain is modified and illustrative, never a property fact.
The methodology page lists every registered layer with its licensor, licence, citation and status; a layer that is not permitted is not shown.
No endorsement by public bodies
The Dirección General del Catastro, the Instituto Geográfico Nacional, the Instituto de Estadística y Cartografía de Andalucía, the Junta de Andalucía, the Red de Consorcios de Transporte de Andalucía, the Dirección General de Tráfico and the other public bodies whose information is reused neither participate in Clavy or its products nor sponsor or endorse them.
People
Clavy does not request, store or show owners' names, identity numbers, owners' addresses or cadastral values, which cadastral law protects, and does not use the Catastro services that supply them. It holds Catastro parcels, buildings and addresses, descriptive facts about units (floor, door, use, surface, participation share) and the listing records delivered by Scout, kept as received with their history. Whether facts about an identifiable dwelling, or the listing records, are personal data of an owner, an occupant or an agent is under assessment. Anyone, with or without an account, can object or ask for a correction through privacy@clavy.io.
Corrections
- A fact looks wrong. Write to hello@clavy.io with the property and the fact. Clavy shows each fact as its source publishes it, with its date and resolution level, so we check it against the source: a source's fact stays as the source gives it, and an error in Clavy's processing or in a derived value is corrected.
- A property concerns you. To object to the processing of information about a property you own or occupy, or to ask for the correction of personal data, write to privacy@clavy.io. We answer within one month.
