What an asking price can tell you
An asking price is useful evidence of an offer at a particular time. It is not evidence that a buyer paid that amount.

An asking price describes the terms advertised by a seller or agent when a listing was observed. A sale price describes an agreement reached in a transaction. One does not become the other simply because an advertisement disappears.
Read the date beside the amount
A listing can change between observations. Its price, wording or availability may change without an immediate update appearing elsewhere. The observation date is therefore part of the fact, not a minor footnote.
An older advertisement can still explain what was offered. It cannot establish today's terms. Nor does removal alone establish a sale: a listing may have been withdrawn, replaced or paused.
Compare homes before comparing figures
Start with the kind of property and the location actually established. Then compare the scope of the measurements. The advertised area of one apartment and the total recorded area of its building are not interchangeable.
Condition, the specific unit and the definition of outdoor space may remain unknown. Keep those gaps visible rather than treating two listings as equivalent because they share a town and a bedroom count.
The property search and area pages provide different levels of context. A town-wide pattern should not be presented as a fact about one home.
Treat a range as a statement about evidence
A collection of asking prices describes the observed offers in that collection. It does not establish the completed sale prices of those homes. Missing properties, repeated advertisements and differences between homes all affect what can be concluded.
When Clavy presents a derived result, its scope and uncertainty matter alongside the result itself. The methodology explains the limits of the evidence. A useful comparison states what was observed, when it was observed and which questions remain unanswered.
Questions this post answers
No. Removal can have several explanations. An advertisement's disappearance does not establish a completed transaction or its terms.
