## How to read the data

- Asking prices observed by Clavy on sale listings are read by subscribers on the pages; they are never sale prices and are not quoted here or in public copy.
- Typologies with fewer than five observed properties are suppressed.
- A property's value is published as a range with its uncertainty, never as a single figure; nothing is an appraisal or carries certification.
- Intervals are narrowest for apartments and townhouses in dense urbanisations and widest for detached villas, whose comparables are few and unlike each other; every report states its own interval and why it is as wide as it is.
- Property facts are transformed from Dirección General del Catastro INSPIRE data and carry their edition and resolution level.
- New developments are shown as their developers publish them (name, town, stage, homes, the developer's "from" price and images); Clavy sells no home and verifies none of it.
- Mapped property-data coverage is the Costa del Sol (Málaga province and the Campo de Gibraltar). The development catalogue can include other source locations; those records do not establish Clavy geographic or valuation coverage.
